Services may include:
Listing properties on the Multiple Listing Service (MLS)
Syndication to third-party real estate websites
Marketing tools and listing support
Optional add-on services (photos, lockbox, signage, etc.)
The Company acts as a limited-service real estate broker unless otherwise agreed in writing.
The Company does not guarantee:
The sale of any property
The timing of a sale
The sale price
Real estate transactions depend on market conditions and third-party factors beyond our control.
You agree to:
Provide accurate and complete property information
Maintain compliance with all applicable laws and regulations
Respond promptly to inquiries related to your listing
Maintain the property in a condition suitable for showing
You are solely responsible for:
Pricing decisions
Negotiations with buyers
Accepting or rejecting offers
By using our Service, you agree to comply with all applicable MLS rules and regulations, including:
Accuracy of listing data
Timely updates of property status
Compliance with fair housing laws
Failure to comply may result in:
Listing suspension or removal
Additional fees or penalties
Due to industry changes, including the National Association of Realtors settlement guidelines:
Sellers are not required to offer compensation to buyer agents
Any compensation offered is at the seller’s discretion
Compensation terms must be clearly defined in the listing agreement
All fees:
Are disclosed prior to purchase
Are due at the time of service selection unless otherwise stated
Are generally non-refundable, except where required by law
Optional add-on services are billed separately.
The Company provides real estate brokerage services only and does not provide:
Legal advice
Tax advice
Financial or investment advice
You should consult appropriate professionals for such matters.
We may use third-party providers, including:
Stripe (payments)
GoHighLevel (communication & automation)
MLS systems and listing syndication platforms
We are not responsible for third-party services or their availability.
All website content, including text, images, branding, and design, is the property of the Company and protected by intellectual property laws.
You may not:
Copy, reproduce, or distribute content
Use branding without permission
By submitting content (photos, descriptions, documents), you grant the Company a non-exclusive, royalty-free license to:
Use, display, and distribute such content
Publish listings across MLS and marketing platforms
You represent that you have the legal right to provide such content.
To the maximum extent permitted by law, the Company shall not be liable for:
Indirect or consequential damages
Loss of profits or opportunities
Errors in third-party systems (MLS, websites)
Delays or service interruptions
Total liability shall not exceed the amount paid for the Service.
You agree to indemnify and hold harmless the Company from any claims arising from:
Inaccurate listing information
Violation of laws or MLS rules
Disputes with buyers or third parties
We may suspend or terminate your access if you:
Violate these Terms
Provide false or misleading information
Fail to comply with MLS rules
Your use of the Service is also governed by our Privacy Policy.
By using this Service, you agree to:
Receive communications electronically
Use electronic signatures for agreements
Electronic signatures are legally binding under applicable laws.
These Terms are governed by the laws of the State of Florida, United States.
Any disputes shall be resolved in the appropriate courts located in Florida.
We may update these Terms at any time.
Continued use of the Service constitutes acceptance of the updated Terms.
